I am sorry to see the sloppy work. Why if the appraisal is so important to the loan process and the ppraiser is the one to blame, are appraisers not paid better? It is the low cost and need to survive financially that causes some appraisers to take the easy route. Fix the fees and I am sure the appraisals will get more thourough.

As you should know it is impossible to conform to a contradiction. And USPAP contradicts it's self and could be used in almost any situation as support for either side. I am sad to see an appraiser do such poor work, but we all know it exists. Those with political power will always get-a-way with what they want, short of a total, bloodletting revolt. Thank the finance commitee, fraudulant loan reps, decptive lenders, and dishonest people, appraisers or not.

Such plagerism is pubishable just as the offense committed by the appraiser. A good article, but credit should be given to the author.

This is a plagarized article. The byline states "Coester," but the article was written by Richard Hagar for Working RE by Richard Hagar: http://www.orep.org/wordpress-2.7/wordpress/?p=508
Taking credit for someone else's work is misleading (and cheap). Proper attribution is required to maintain credibility.
